A raft of exciting new projects has been unveiled by the UAE’s biggest property developers. Master developers like Emaar, Aldar and Nakheel are setting the tone for the next growth cycle focusing on lifestyle, wellness and sustainability as core pillars of development. That’s exactly where the market is heading.

“Buyers are becoming increasingly discerning and they’re looking for credibility in design, lifestyle-led amenities and a genuine sense of belonging. Master developers like Emaar, Aldar and Nakheel are responding to that demand by integrating wellness, sustainability and community into the DNA of their projects,” says Sean McCauley, CEO at Devmark.

At the end of October, Dubai real estate developer Emaar Properties announced the launch of Emaar Hills, a AED 100 billion master-planned community featuring 40,000 ultra-luxury homes, as it expands its portfolio of high-end developments in the emirate.

The community will be located near Dubai Hills Estate and Dubai Hills Mall, and the project will include Dubai Mansions, a collection of 10,000 to 20,000-square-foot residences. These will combine modern architecture with landscaped surroundings and wellness-focused amenities.

Emaar described the new community as one of Dubai’s most prestigious enclaves, integrating leisure, nature and connectivity. The development will include direct access to a championship golf course, wellness centres, retail outlets and a network of landscaped parks.

Culture club

Hot on the heels is Aldar Properties which has launched The Row Saadiyat, a boutique lifestyle and residential quarter designed by architecture firm BIG (Bjarke Ingels Group), located in Abu Dhabi’s Saadiyat Cultural District.

The development will feature 315 one, two and three-bedroom apartments across three buildings in its first phase. The Row Saadiyat spans seven mid-rise buildings each with nine floors and two parking basements.

Framed by some of Abu Dhabi’s most significant architectural landmarks, the project offers residents direct views of the Zayed National Museum, with the Louvre Abu Dhabi, Guggenheim Abu Dhabi and the upcoming Natural History Museum Abu Dhabi within walking distance.

The Row Saadiyat will be a walkable, socially driven quarter, designed to foster wellbeing and community engagement. It connects residents via shaded air-conditioned pedestrian bridges to key destinations including Saadiyat Grove and Mamsha Beach.

Interiors for the apartments have been designed by award-winning studio Kettle Collective. The ground floors will host premium dining, wellness and lifestyle outlets while amenities include kids’ clubs, a pet spa, a co-working lounge and a wellbeing club open to residents and the wider community. A central communal space, The Other Space, will serve as a venue for art events, creative pop-ups, and social gatherings.

Aldar said the development aligns with its sustainability goals, integrating smart home systems and targeting a 3 Pearl Estidama rating and a 2-star Fitwel certification.

Waterfront villas

Completing the hat-trick, Dubai real estate developer Nakheel announced an exclusive new collection of waterfront villas at Palm Jebel Ali.

With construction progressing rapidly, this milestone release introduces 11 architecturally distinct villa styles across The Beach and The Coral Collections, each offering a unique interpretation of contemporary coastal living.

Designed in partnership with globally renowned architectural studios, the villas prioritise space, natural light and connection to the sea, with residents enjoying direct beachfront access and Arabian Gulf views.

The Beach Collection features five- and six-bedroom villas ranging from 7,500 to 8,500 sqft. Each villa offers floor-to-ceiling windows framing the horizon and interiors designed to maximise natural light and coastal views.

The Coral Collection comprises six- and seven-bedroom villas ranging from 11,500 to 12,500 sqft, created by SAOTA, LOCI, LW Design Group, and NAGA Architects. Distinct designs include Red Aurora, Porcelain Roses, Redwood, Coral Dune, and Sunset Mirage – residences defined by bold geometries and warm, natural palettes that merge indoor elegance with outdoor serenity.

Every home has been meticulously crafted to harmonise with its natural surroundings, uniting architectural precision with coastal sensibility to celebrate light, landscape, and liveability.

Palm Jebel Ali vision

The mosque presents a modern interpretation of Islamic architecture, defined by sculptural forms and intricate light-and-shadow interplay to create an atmosphere of calm and contemplation.

Island living

Spanning seven islands over 13.4km, Palm Jebel Ali features 16 fronds and more than 90 kilometres of beachfront, establishing a new growth corridor in the Jebel Ali area.

Aligned with the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda (D33), the development integrates smart city technologies, sustainable design principles, and vibrant public spaces — creating a mixed-use, pedestrian-friendly community that sets new benchmarks for luxury coastal living in Dubai.
